HOW IT WORKS

Here's what you can expect when working with us

Getting to know you

We start by understanding your goals, the scope of your project and any specific requirements and constraints you may have.

Assessing your site

Our team will evaluate your project site, taking into consideration environmental factors, zoning regulations and surrounding land use.

Evaluating feasibility

We'll analyse the viability of your project, looking at financial, regulatory, and technical aspects to ensure success.

Crafting a concept

Together, we'll develop initial design concepts that align with your vision and the unique constraints of your site.

Early engagement

We'll proactively engage with local authorities to discuss your proposed project and gather valuable feedback before submitting the development application.

Preparing your application

Our team will carefully prepare and submit all necessary documents, such as site plans, architectural drawings and supporting reports to the relevant authorities.

Collaborating with stakeholders

We'll work closely with all parties involved, including architects, engineers and local authorities, to address any concerns or requirements throughout the process.

Ensuring post-approval success

After approval, we'll continue to coordinate with your project team to ensure compliance.

Subdivision Administration and Restrictions on Title

Section 173 agreements etc.

We can administer the subdivision by making applications to referral authorities, liaising with Solicitor and Council regarding any Section 173 agreement requirement, and chasing down compliance from Referral Service authorities relating to Council issue of Statement of Compliance for the Subdivision.

Some experienced clients may choose to attend to the above themselves, whilst other clients prefer us to attend to this.

Consolidation of Titles

Latest State Government laws have been introduced that impose a land tax on each of side by side lots, even though both lots could be construed as one contiguous lot. (ie: dwelling on one lot, tennis court on adjacent lot under same ownership)

CDC can readily process plans of Consolidation of Titles at Council, which in turn are lodged at Land registry for registration.

Boundary Re-Alignment Subdivision

A Boundary Re-alignment subdivision involves moving an existing boundary between two adjacent parcels of land without creating any new lots. This subdivision can generally be more quickly processed at Council via a VICSMART Planning application and Council delegate certification.

Boundary Re-Alignment Subdivision

Application Surveys pursuant to the Transfer of Land Act occur when a Title Re-establishment Survey has revealed a significant discrepancy between the Title Boundary on your Certificate of Title and the boundary occupation on site (ie: fencing / building).

Adverse possession is a legal principle that enables the occupier of a piece of land to obtain ownership, if exclusive possession of the land for at least 15 years can be proven.

Other Application Surveys:

  • Land Acquisition (Sec.35)
  • Amendment of Title (Sec.99 & Sec 103)
  • Removal of ‘Warnings as to Dimensions” (Sec 26P)
  • Conversion from General Law Land to Transfer of Land Act 1958.

Im a Building Designer and CDC are one of the best if not the best land surveyors east of the city, i have used Cliff and the team for many years now there documents are always perfect with all the information i need to get my job done properly i still have clients use of land surveyors from time to time and always thankful i have Cliff to rely on, other offices miss important info relevant to the design process, or just don't give enough spot levels or locate trees in the wrong spots, or there documentation just isn't presented as nicely as CDC's.

Also Cliff has a wealth of knowledge when it comes to development of residential sites and as always will to give his expert to advise to me which I'm always grateful for.

Your money is safe when you spend it with these guys, don't look anywhere else honestly!

I have been working with CDC for just under a year now for a residential subdivision. Initially I started with Cliff and his honesty, transparency and the thoroughness of his work blew me away. I have since been working with Belinda and I cannot recommend her more highly. She was extremely efficient, communication was always on point and she just went above and beyond. Due to council issues it was such a stressful process at times but CDC made it so effortless. They were also very reasonably priced compared to others. Cliff was very honest from the outset saying I could find someone cheaper or more expensive but that he came with a wealth of experience and knowledge. He was 100% right. Would not trust anyone else for further developments. You are in amazing hands.
